RENTAL TERM:
Runs from Saturday to Saturday.
Check-in is at 2:00 PM and check-out is at 11:00 AM (unless otherwise noted).
Traffic entering Long Beach Island is usually quite heavy from 12:00 Noon to 3:00 PM.
We advise you to plan accordingly.

FINANCIAL ARRANGEMENTS:
A 50% deposit is due at the time the reservation is booked.
The balance of the rent is due two weeks prior to the date of check-in.
We accept personal checks for deposits and the final balance when it is received 2 weeks prior to check-in.
ALL MONIES PAID ON THE DATE OF CHECK-IN MUST BE IN THE FORM OF CASH, CERTIFIED OR BANK CHECK, OR TRAVELER'S CHECK.

DIRT & DAMAGE DEPOSITS:
Most owners require a Dirt & Damage Deposit which is due at the time of check-in.
It will be deposited and held in our company's escrow account.
The home will be inspected by the owner on the day of check-out.
The tenant will be contacted if there are any problems.
Otherwise, the Dirt & Damage Deposit will be returned within 10 days of check-out.

RENTAL PROPERTIES:
Each property is privately owned and furnished in the taste and style of the owner.
It is equipped with kitchen supplies (dishes, silverware, pots and pans).
Tenants must supply their own sheets, blankets and towels. Most units are also equipped with toasters and coffee pots.
TELEVISIONS, GAS OR CHARCOAL GRILLS, IRONS, BLENDERS AND MICROWAVES ARE OPTIONAL EQUIPMENT AND ARE NOT INCLUDED AS STANDARD EQUIPMENT.
This information should be available on your lease or can be obtained by contacting your rental agent.
NOTE: There are various Equipment Rental Businesses located on Long Beach Island where you can rent anything from cribs and beach umbrellas to TVs and grills.

MAXIMUM OCCUPANCY:
Each owner sets the maximum number of overnight guests allowed.
This number is included in the lease and is strictly enforced.
"House Parties" are not allowed.

CLEANING FEES:
The owner of the property is responsible for seeing that the home is clean and ready for check-in.
It is also expected that the tenant will leave the property clean and orderly at the time of check-out.
Failure to do so may result in the tenant being charged a "cleaning fee" which will be deducted from the Dirt & Damage Deposit.

PETS:
As per the lease, PETS ARE NOT PERMITTED unless permission is received from the homeowner prior to the date of check-in.
Tenants who bring pets without permission are subject to penalties.

TELEPHONES:
Are not always included as part of the rental furnishings.
However, most units are equipped with a phone jack and the tenant my have service connected in their name.
Many properties that offer phone service are equipped with a long distance block which prohibits long distance calls unless they are collect or credit card.
Other home owners require a phone service fee and deposit.

CANCELLATION POLICY:
Written notification of a tenant's desire to cancel a rental is required.
Deposit monies (less a 12% administrative fee) will be refunded ONLY IF THE PROPERTY IS RENTED TO ANOTHER TENANT.

SIGHT UNSEEN RENTALS:
We recommend that the tenant inspect the rental premises prior to signing the lease.
Newbern Realty Company makes no warranties as to the "description" of the property.
NO REFUNDS AND NO SUBSTITUTIONS WILL BE CONSIDERED.

TENANTS will receive a letter 3-4 weeks prior to the check-in date which will make note of all pertinent information concerning the rental monies due.

BEACH BADGES are required on all beaches and are available according to the municipality.
Fees average $20.00 per week and seasonal tags are also available for around $35.00.
Badges may be purchased on the beach or at the Municipal building.
MOST OWNERS DO NOT PROVIDE BEACH BADGES.
